RV Slide-Out Seal Leaking or Torn: Inspect, Clean and Replace the Wiper Seal

Water or drafts around a slide-out? Inspect, clean and replace a worn wiper seal, learn when the mechanism is the real problem, and winter tips for Canadian ice and snow.

Safety first: If you smell propane, hear a CO alarm, see smoke, have a serious water leak near electricity, or suspect failing brakes or tires, stop and follow emergency procedures. Do not bypass protective devices or work under an unsupported RV.

Water at the corners of a slide-out, a draft along the floor line or daylight around the room usually means a seal problem. The good news is that seals are often a straightforward owner job. The slide mechanism itself is not.

This guide covers inspecting and replacing exterior wiper and bulb seals. It does not cover motor, rack or controller faults.

Stop first: moving parts and uneven rooms

Keep hands and people clear of the room and gear racks whenever it is moving. One slide-out maker warns, "Always keep away from the gear racks when the slide-out room is being operated" and that moving parts can pinch, crush or cut. [2] If the room moves unevenly, binds or has been moved by a manual override, stop using it until a dealer or technician has serviced it. [2] Do not change seals or rollers on a warranty system without approval where the maker requires it. [2]

Step-by-step checks

1. Extend the room on level ground and look all around the seal. Check the corners, where most wear occurs. 2. Look for flat spots, splits, shrinkage, missing screws and debris. 3. Retract the room and run a flashlight from inside while a helper checks outside. Daylight shows a gap. 4. Clean the seal with mild soap and water, rinse and let it dry. Do not scrub hard on a loose or brittle seal. 5. If water has entered, check the floor and wall edges for soft spots. See the soft floor guide if the floor feels spongy. 6. Check the gear racks when the room is extended, and remove any dirt or foreign material. [2]

Repair options

An exterior wiper seal in a standard width is often a peel-and-stick part. One maker lists an EPDM seal 1-1/4 inch wide, sold per inch, with 3M adhesive backing that sets in around 48 hours. [1] Measure the existing seal, match the profile and part number from your RV maker, remove the old adhesive and apply the new seal in dry weather. A bulb seal that is part of the room frame often needs partial disassembly, so leave that to a technician.

Verify the repair

Wait for the adhesive to cure, then extend and retract the room twice and watch the seal for rolling or catching. After the next rain, check the inside corners and floor edge.

Canadian considerations

Ice and frozen snow on a seal can tear it as the room moves, so clear the room edge gently before use. Salt and cold make rubber stiffen, and sun on a south-facing wall can dry it out. Before storage, clean the seal and cover or shield the room against rain, and check it again in spring.

Common questions

Can I use silicone to fix a leaking slide seal?

It may hide the problem, and a sealed gap can trap water. Replace a failed seal rather than gluing it.

How often should seals be replaced?

There is no fixed interval. Inspect them every season and replace them when they are hard, split or flat.

Is a slide-out leak an insurance matter?

If water has damaged the floor or walls, document it with photos and ask your insurer.

A worked example

Illustrative example: Damp carpet beside the slide after a rainy trip

A flashlight check from inside showed light at the top corner. The wiper seal was flat and torn in one section. After measuring, cleaning and fitting a matching seal, a later rain test stayed dry.

Getting a useful repair quote

Before you book, send the component label, the RV year and model, the exact symptom and any displayed code, when it happens, photos taken from a safe position and the checks you have already completed. Mention recent repairs, freezing, impact or water exposure. Ask for a written quote in Canadian dollars that separates diagnosis, parts, labour, mobile travel charges and applicable taxes. The final cost depends on the confirmed fault, access and parts availability, so be wary of a firm price quoted before anyone has looked at the problem.

For this repair: Ask whether the quote includes checking the roof edge and floor for hidden water, not only the seal.

Manufacturer references

These are original manufacturer or component-maker resources to help you find the instructions for your exact equipment. A manual for a named model is an example, not authority for every RV. Match the manufacturer, model and serial number before applying any procedure, and follow the matching manual where its details differ.

🔧 Still not fixed? Find a technician

If the checks above do not solve it, look for a mobile RV technician or dealer service department that repairs slide-outs. A dealer service department or a mobile technician can usually help; the best fit depends on your equipment and where you are.

Have this ready when you call

  • RV make, model and year and slide-out brand
  • Where the leak or gap appears
  • Photos of seal, corners and roof edge
  • Whether the room moves smoothly

Worth asking

Ask whether the quote includes checking the roof edge and floor for hidden water, not only the seal.
